Hyderabad: A Flourishing Residential and Commercial Hub in India’s Real Estate Sector

It projects a population of 184 lakhs (18.4 million) by 2031, taking into account the existing developmental trends such as the Inner Ring Road, Outer Ring Road, and highways. The plan aims to achieve balanced development by proposing new urban nodes and urban centers within the Hyderabad Metropolitan Region.

Hyderabad Metropolitan Development Authority (HMDA):

The Hyderabad Metropolitan Development Authority (HMDA) plays a pivotal role in the implementation and execution of the city’s master plan. Its jurisdiction extends to 55 mandals (administrative divisions) across five districts, including Hyderabad, Medak, Rangareddy, Mahbubnagar, and Nalgonda. The HMDA’s jurisdiction encompasses various areas such as the Greater Hyderabad Municipal Corporation, the Sangareddy and Bhongir Municipalities, and 849 villages. As a governing body, the HMDA is responsible for formulating regulations and guidelines to ensure planned development and building activities in the Hyderabad Metropolitan Region.

Land Use Zoning:

One crucial aspect of the HMDA master plan is land use zoning, which categorizes different areas based on their designated purposes.
